Dato Dr. Li Wei, from Qingdao, Shandong Province, currently lives in Kuala Lumpur, Malaysia. He is the president of DongFangCity Holding Group Bhd. ; the president of Malaysia Shandong Community; the president of Malaysia Chinese Commerce International Association(MCCIA); and the president of Shi Ji Dong Fang (M) Sdn.Bhd. Dato Dr. Li Wei has led large international business groups and made outstanding contributions to the Malaysian business community. In 2004, Sultan of Pahang personally conferred the Dato' honor and Dr. Li Wei became the first Chinese to receive Dato honor.

DongFangCity is located near Selangor and perak border.The project covers an area of about 6,000 acres planning. DongFangCity integrates eastern culture, business operations, tourism development, creative experience, real scenery restoration in one.It is a historical and cultural tourism industry cluster with a comprehensive theme,also is the era epitome of 48 easterncountries.DongFangCity has very distinctive geographical and cultural characteristics.It is a new tourist landmark under international view.The total investment is expected to be RM 30 billion. The nature of the land for the project is for commercial finance, residential land, and tourism development. The plot ratio is ≤8.29, the building density is ≤52.95%, and the green space rate is ≥15.8%.At present, the project has completed the construction design and has obtained planning permission (land is privately owned in Malaysia; land planning permit and construction permit has been granted).  It has entered the phase of the migration of ground objects.
The construction period is 5-10 years. The group company was founded in March 2017, legal person Li Wei. The total investment of the project is RM 30 billion. The cost includes the cost of real estate development, the cost of self-built tourism projects, and the cost of joint venture projects. The total cost of real estate development is RM 10 billion; the total cost of self-built tourism projects is RM 4.2 billion; the total cost of joint venture projects was RM 15.78 billion. It is estimated that 30.3% of the total investment will be completed by 2018, that is RM 9.09 billion; 31.6% of the total investment will be completed by 2019, that is RM 9.48 billion; 16.6% of the total investment will be completed by 2020, that is RM 4.98 billion; 2021 Annual completion of 10.4% of the total investment, that is RM 3.12 billion; 2022 to complete 10.4% of the total investment, that is RM 3.12 billion; 2023 to complete the 0.7% of total investment, that is RM 0.21 billion .




 

DongFangCity Development Plan: Based on the three-in-one planning and development theme of cultural orientation, tourism support, and vacation leading, combining the topography and terrain, the functional structure of "one core and eight districts" with different functions have been formed. According to the market research near the project location, the average selling price of decorated apartment is estimated to be 2.5 million yuan per unit, the average selling price of the apartment is 17,000 yuan per square meter, and the average selling price of a house is expected to be 7 million yuan per unit, the house's average selling price is 20,000 yuan per square meter. It is estimated that the saleable part of the project can achieve an income of 32 billion yuan. The sales period of the properties is 2 years from October 2017 to October 2019. It is estimated that 40% of the sales will be completed by 2018 and the revenue will be 12.8 billion yuan; 60% of the sales will be completed by 2019 and the revenue will be 19.2 billion yuan.

China-ASEAN Tax-Free Commercial Street (1,000 three-story stores) is expected to be completed and put into operation in 2019, and the company will adopt the mode of leasing property with a 40% sales commission from the merchants.
